The Greece Golden Visa offers eligible non-EU nationals a renewable investor residence permit when current investment conditions are met. Real-estate thresholds and conditions vary by region, property type and applicable law. It is a residence route, not direct citizenship.

Physical presence
No minimum physical stay is generally required to renew the investor residence permit while the qualifying investment and other conditions are maintained. Citizenship has separate effective-residence requirements.
Family coverage
The applicant may generally include a spouse or recognized partner, eligible unmarried children and qualifying parents, subject to current rules and separate documentation for each family member.
Language requirement
No Greek-language requirement generally applies to the Golden Visa residence application or renewal. Naturalization is separate and includes Greek language, history, geography, culture and civic-knowledge requirements.

Citizenship pathway note
The Greece Golden Visa does not provide direct or automatic citizenship. Naturalization is a separate legal process based on the rules in force at the time, including lawful and effective residence, tax and social ties, good character, language and civic-knowledge requirements. Current conditions must be reconfirmed with the Greek authorities and licensed counsel.

The property should also be assessed for liquidity, income potential and total cost—not residence benefits alone.

It may not suit applicants expecting guaranteed or immediate citizenship, those intending to dispose of the qualifying investment quickly, or those unwilling to accept property, liquidity and currency risks. The investor permit does not itself provide an unrestricted right to salaried employment.

Points to Consider Before a Decision
Rules, thresholds, qualifying assets and documentation can change. Current real-estate routes may include €800,000 and €400,000 regional thresholds and specific €250,000 conversion or listed-building routes. Restrictions can apply to property size, single-asset acquisition and short-term letting. Verify every property and route before commitment.
